2200 Westlake - Downtown Gateway District
The most talked about new development in town. This is the first condo-hotel project to take off in Seattle and it has been extremely popular from the moment it was announced. It's over 90% sold and has been the buzz in Seattle for a while now. With the Pan Pacific Hotel and Whole Foods as anchor tenants, this 3-tower complex with 261 condo units, retail space, and courtyards this project will set the standard for years to come.

2201 Westlake - Downtown Gateway District
Think of this as Phase 2 of the 2200 Westlake. Its right across the street from 2200, and will help make the new "Gateway District" a neighborhood that is even more walking-friendly. A lot of the allure of the 2200 and the 2201 is the proximity to Whole Foods, Lake Union, Pacific Place, and use of the new Seattle Streetcar. This building will offer one and two bedroom units, and "Sky Townhomes" for penthouses. Completion is slated for Fall 2008, so reservations are not even being taken yet.

Rollin Street Flats - Downtown Gateway District NEW!!
208 Open flats with creative, flexible spaces. This will be great for artisans and others who like to design their own space. 10 floor ceilings, floor to ceiling glass, air conditioning and many units with fireplaces and views of downtown and the needle. This is where SOHO meets Seattle. The new streetcar will begin at the base of the building. Completion end of 2008 Units range from 700-2000 square feet and prices from 300s to over a million.

The Cosmopolitan - Downtown Gateway District
Brand new and will be very tall . This project promises to be very popular because of it's location, quality of construction, views, and price points. The Cosmopolitan will be a 34 floor building with 250 units. The first 8 floors will be parking and the condo units will begin on floor 9. So views should be available for all units. Prices will be very reasonable for what you get. 150 units from $199,900-$599,900, and 100 units from $559,900+. Not available for purchase till around August 2005, and occupancy expected around February 2007.

21 floor high rise condominium rising up in the heart of Seattle. With a mix of studios, open 1, 1 and 2 bedroom homes available. This project was just approved and should be started soon. It will have 5 floors of retail space and a hotel (8 floors) above that. The top 8 floors (floors 14-21) will be residential condos and will have a total of 31 units. It's located just west of the old Bon Marche parking garage and will take up about half a block. A hip new skyscraper that will be right across the street from the Palace Kitchen and next to the Cinorama Theater. Developed by Vulcan Real Estate this promises to be all class. This 23 Floor community will offer some amazing Sound and Lake Union Views with great amenities.

Olive 8 - Downtown
This 36-story tower located in the heart of Seattle's thriving business and theater district will include a 16-story hotel with condominiums above. Amenities include 10,000-square-foot spa and fitness center, 20,000 square feet of meeting space, and a 5,000-square-foot outdoor garden terrace. The building is expected to start construction in late 2005 or early 2006 with completion expected in early 2008. A presentation center will open Fall 2005.

Madison Tower - Pioneer Square
The most luxurious new development in town. This is a classy condo-hotel project is between Pioneer Square and Pike Place Market in the heart of the culture of Seattle. It features condos on floors 15-24, with the first 14 floors devoted to the Hotel 1000, a high-end boutique hotel. All parking will be done by a valet. Finishes will all be high-end including gas Wolf ranges, Sub Zero refrigerators, forced air gas heat and air conditioning, etc. This is the most expensive project per square foot to date, and it's over 65% sold out already. Projected for completion around August 2006 and prices from 755K - 1,695K

Midtown Seattle (4th and Virginia)- Downtown
The web site doesnt really tell you anything yet. The design is for a 330 ft condo tower with 283 units. The developer LEXAS says "it will be a new classic for downtown Seattle", whatever that means. Its supposed to be designed after period buildings in Europe and many East Coast cities with lots of detailed stonework and a grand entrance with 40 ft ceilings at the base. This classic style will merge with a more contemporary styling of floor-to-ceiling glass as you go further up. A commitment to opulence will be carried throughout the building. An entire floor will be dedicated to amenities including a theater with screening room and a catering kitchen. Prices slated to be from low 500Ks to 2+ Million, with penthouses available. The Midtown neighborhood is a great location close to Westlake Center, Belltown, and only a few blocks north will be the new Whole Foods Market. I think these luxury condos will be popular. Ground breaking in spring 2006. Expected completion fall of 2007.

Four Seasons Hotel-Condo - Downtown (yet-to-be-named)
The Seattle Hotel Group has proposed 21-story hotel and condominium project at First Avenue and Union Street. Construction may start around the end of 2006, and the hotel and condos could be ready for occupancy in the second half of 2007. The Four Seasons had been looking for a way back into the Seattle market ever since it lost the management contract for the Olympic Hotel, which it had operated since 1982. Another Toronto company, Fairmont Hotels & Resorts, bought the Olympic last year and took over management. The $100 million-plus tower will have 150 hotel rooms and 50 condominiums. According to the developer the restaurant, which will be managed by Four Seasons, will have a "library-living room feel," and take advantage of the site's Elliott Bay views. The luxury hotel will feature such details as a fireplace in each room.
